NYSS Project
Global Holdings 99 Park Avenue Security Project
NYSS supported Global Holdings with a large-scale security infrastructure retrofit at 99 Park Avenue, integrating access control, video security, lobby access management, turnstiles, visitor interaction, and mixed-use amenity support across a premium office tower environment.
Commercial Office Security Retrofit
Project Scope at a Glance
Modernizing Security for a Premium Office Tower Environment
99 Park Avenue is a high-end corporate office tower consisting of approximately 26 floors, ground-floor retail, and a range of premium tenant amenities including a speakeasy, bowling alley, gym, golf simulator, and other specialized spaces.
The project required a full retrofit of existing security infrastructure to align with modern tenant expectations, mixed-use occupancy, visitor management needs, and long-term operational efficiency.
NYSS designed and implemented a comprehensive deployment integrating Verkada, Axis Communications, Motorola Solutions, and Smarter Security technologies across access control, video security, turnstiles, intercom, and visitor interaction systems throughout the property.
The deployment included more than 225 devices, approximately 66 cameras, over 60 access control endpoints, and five integrated turnstile lanes across the building environment.
The Environment
Premium office towers are no longer just office environments. They often include retail activity, hospitality-inspired amenities, tenant experience spaces, and multiple access requirements operating simultaneously under one roof.
For 99 Park Avenue, the solution needed to support office tenants, visitors, retail activity, amenity spaces, building staff, lobby access management, and controlled movement throughout a mixed-use corporate environment.
Premium Office Environment
The deployment supported a high-end commercial office tower with modern tenant expectations.
Mixed-Use Occupancy
The property included office, retail, amenity, and operational spaces with different user groups and access needs.
Lobby Access Management
Turnstiles and access control systems supported controlled entry throughout the building.
Tenant Amenity Spaces
The environment included specialized amenity areas such as a speakeasy, bowling alley, gym, and golf simulator.
Visitor Experience
Integrated visitor interaction systems helped streamline front-of-house operations and tenant access workflows.
The Challenge
Global Holdings needed to modernize existing security infrastructure across a premium office tower with multiple types of spaces, user groups, and operational requirements.
The project involved significantly more coordination than a typical deployment of similar size. The work was structured across nine separate P&L budgets and phased deployments, each operating on independent timelines while ultimately converging toward a fixed final completion date.
Several deployment phases overlapped simultaneously, requiring detailed coordination across multiple stakeholder groups, vendors, and operational teams to ensure all workstreams aligned cohesively throughout the project lifecycle.
Key Considerations
- Retrofitting existing security infrastructure
- Coordinating nine separate phased deployment budgets
- Managing overlapping project timelines
- Supporting corporate office tenants
- Managing access across mixed-use amenity spaces
- Supporting lobby access management
- Integrating turnstiles with access control systems
- Streamlining visitor interaction and building entry
- Supporting long-term scalability and tenant expectations
- Coordinating multiple stakeholders and operational teams
