Supporting Security Across Residential Property Environments
The Phipps Housing project included a large-scale residential portfolio in New York City totaling approximately 800 apartments. The objective was to deliver a reliable, scalable, and cost-effective security solution capable of supporting multi-building operations while improving safety, communication, access control, and operational oversight.
NYSS implemented a standardized deployment across the portfolio, integrating Avigilon video security, Acre Feenics access control, Axis communication devices, intercom systems, and elevator integration into a coordinated residential security environment.
The deployment supported approximately 160 cameras, more than 150 access control endpoints, over 150 intercom and communication endpoints, and more than 200 user credentials across the portfolio.
The Environment
Residential property environments require security systems that support everyday life, not interrupt it. For Phipps Houses, the solution needed to account for residents, staff, visitors, vendors, common areas, building entrances, and a security team responsible for supporting properties around the clock.

The Challenge
Phipps Houses needed a more reliable security environment. The original case study noted that when live video could not be accessed or doors failed to lock properly, both residents and staff were put at a disadvantage.
When Greg Keeling first walked Henry Phipps Plaza South, he identified issues affecting live video access and other security risks. NYSS needed to address immediate concerns while also designing a long-term, integrated solution that could support future security operations.
